Checking for Pet Profiles for applicants Working Procedure (Leasing Associate) 

All applicants with pets and/or service animals are required to create a pet profile regardless of pet ownership or assistance animal ownership. This will document a tenants understanding of our pet rules 

Go to https://app.petscreening.com/resources and log into RPM Solutions petscreeening.com account 

1.     In the email section type in support@realpmsolutions.com 

2.     In the password section type in RPMS0224 

3.     Click Log In 

4.     In the upper right hand corner, click on the three horizontal bar icon to bring up the menu and select Profiles 

5.     In the search field (middle of page) type in the applicants name or if you copied the name from Appfolio, paste the name here and click search 

 

If the search results in a pet profile for the applicant, follow these steps 

1.     Click on the pet profile to go to the applicants pet profile page 

2.     Check the Pet Profile to be sure that the Pet meets the Pet Policy Criteria for the home. 

                           i.The Pet Policy will be in the listing for the home. 

                          ii.If the pet is within in the pet policy proceed to step 3. 

                        iii.If the pet is not within the pet policy: 

a.    Open Ring Central 

b.   Go to the homes Region Application team page (ex: East Region Applications) 

c.    Write APPLICANTS NAME has a pet that does not meet the Pet Policy. Notify Applicants, Cancel Application, Refund Application Fee 

3.     In the upper right, click on the green Share Profile button 

4.     On the right side, click on the Copy Link button and close out this page by clicking on the X in the upper right 

5.     Go back to Appfolio and go to the applicants application page 

6.     Scroll to the Add Note section 

7.     Click on Add Note to bring up the note field 

8.     In the note field, right click to paste the link to the applicants pet profile 

9.     Just below and to the left of the note field, click Save 

1.     Go back to the activities section and click the activity as complete 

2.     Go to the email for the applicant (just below the phone number) and click on the email action button to the right 

3.     In the email subject line, type Application Update from Real PM Solutions

4.     In the body of the email type:

Hello,

This is ENTER YOUR NAME, with Real Property Management Solutions. Thank you for your interest in our home at: ENTER HOME ADDRESS RIGHT HERE

We have received your applications and will keep you updated on our progress through email. We screen applications on a First Completed, First Serve basis. An application is considered complete when:

1. All adults aged 18+ have applied & paid the application fee

2. Each applicant has provided one or more of any of the following proof of identification: 1) Evidence of a Social Security Number, 2) Valid Permanent Resident Alien Registration Receipt Card, 3) Immigration Visa, 4) Individual Tax Payer Identification Number (ITIN), 5) Non-Immigrant Visa, 6) Any Government-issued identification regardless of expiration date; or any non government identification or combination of identifications that would permit a reasonable verification of identity.

3. Two most recent pay stubs (or 2 years tax returns if self-employed)

4. Landlord contact information for last 12 months minimum

5. For those applications with pets and/or service animals, a profile for the animal from petscreening.com is required to be submitted before the animal can be allowed on the lease and on property. Pets or animals will not be considered until a profile is received and reviewed by RPMS.

To complete a profile please go to https://rpmsolutions.petscreening.com. Please complete your Pet/Animal Profile, including required documentation (this included Emotional Support and Companion Animals). All applicants who list a pet or animal must complete a profile.

If you have already created a Pet Profile please share your petscreening.com profile to support@realpmsolutions.com . For homes that allow pets, restrictions, and additional deposit may apply. $45 pet rent per month for 1 pet and $70 rent per month for 2 pets.

Applications will be processed upon completion for all areas except the City of Portland, OR. For properties that are located within the City of Portland, applications will begin to process no sooner than 72 hours after the home has been first posted for rent.

Each complete application will be processed and is non-refundable.

If the home is filled prior to screening your applications we can transfer your application to another one of our available homes or issue a refund for your application fee IF your application has not been screened.

5.     Review email to be sure correct info is included. Hit send

 

If the search DOES NOT result in a pet profile for the applicant, follow these steps 

1.     While on the applicants application page; Scroll up the applicants phone number 

2.     If it is a mobile number, text the following to the applicant by clicking on the text action button to the right 

a.     Thank you for your application. Please complete your Pet/Animal Profile, including required documentation (this included Emotional Support and Companion Animals). All applicants who list a pet or animal must complete a profile. To complete a profile please go to https://rpmsolutions.petscreening.com

3.     Go to the email for the applicant (just below the phone number) and click on the email action button to the right
